GENERAL STATEMENT

Under the general supervision of the Facility Maintenance Manager and Lead Facility Maintenance Technician, the Facility Maintenance Technician Assistant is responsible for maintenance tasks, event set-ups, and custodial services across various organizational facilities.

ESSENTIAL DUTIES AND RESPONSIBILITIES: include the following. Other duties may be assigned.

1. Removes graffiti from external, internal, and bathroom walls.

1. Maintains the upkeep of the loading dock, terraces, patios, food court, and courtyard.

1. Replenishes supplies and cleans restrooms.

1. Assists in setting up, taking down equipment for events and straightening up various rooms, including transporting equipment and setting up stages.

1. Verifies the proper operation of lighting fixtures and replaces lamps as needed also keeps inventory of needed lamps and informs the Facilities Maintenance Supervisor when inventory is running low.

1. Assists full-time staff with interior and exterior painting projects, including all needed wall repair, patching, sanding, priming, and painting.

1. Completes appropriate activity logs and reports.

1. Assists with air filter changes on Fan-coil units, HVAC units, Air Handlers. Assists full-time staff with Preventive Maintenance of HVAC equipment. Performs mechanical room cleanup.

1. Performs bowling lane maintenance, including semiweekly wiped downs and lubrication of moving parts. Monitors pinsetters during events and troubleshoots stops.

1. Assists with basic pool maintenance to include, but not limited to, pool vacuuming, conducting/monitoring daily equipment and pool chemistry checks, and basic troubleshooting.

1. Assists with general repairs and routine maintenance as assigned by supervisors and reports special problems and conditions to the supervisors for needs assessment. 

1. Attend meetings, trainings and workshops as required.
2. Always presents a professional appearance and attitude and maintains a high standard of customer service. 

1. Performs minor furniture repair and maintenance.

1. Performs minor small equipment repair such as replacement of cord ends, tightening fasteners, etc.

1. Assists with furniture reconfiguration and assembly.

1. Assists with minor plumbing tasks such as drain unclogging and flush valve repairs.

1. Performs weekly washes of the company carts checks battery water levels in the carts, replenishes water in the batteries if needed, checks the tire air pressures and brings them to recommended levels.

1.  Performs daily, weekly and monthly tasks as determined by Preventive Maintenance Schedule, including AED and fire extinguisher checks, utility readings, and hydration station checks.

1. Drive university vehicles as needed including ASI carts, van and/or truck.

1. Other duties as assigned.

MINIMUM QUALIFICATIONS

Education and Experience

One-year related experience in building maintenance or operations is preferred. Must be enrolled at California State University, Long Beach in at least six units, making satisfactory progress in related degree program. 

Knowledge and Abilities

• Ability to get along with co-workers.
• Ability to read and understand procedure manuals, instructions, diagrams, etc.
• Ability to speak and understand English
• Familiarity with most common hand, power tools, and cleaning equipment.
• Ability to be detail oriented and extrapolate information to find solutions.

Certificates, Licenses, Registrations

• Current California Driver's License and a satisfactory driving record as determined by ASI.

• Additional certifications and trainings may be required and must be completed within the first 30 days of employment.

OTHER QUALIFICATIONS

Mandated Reporter

The person holding this position is considered a ‘mandated reporter’ under the California Child Abuse and Neglect Reporting Act and is required to comply with the requirements set forth in the CSU Executive Order 1083 as a condition of employment.

Schedule

Must be available to work year-round with varying shifts including evenings, nights, weekends and holidays as needed.

Must be available to work during academic breaks including winter & summer breaks. Hours during summer and winter breaks are to be determined by supervisor.

The employee is occasionally required to walk to other offices within the building and around the campus. The employee must occasionally lift and/or move up to 75+ pounds. Specific vision abilities required by this job include close vision, color vision, and ability to adjust focus.
