JOB SUMMARY:

Under the direction of the Compliance Manager performs administrative duties of considerable difficulty

involving the day-to-day operations of all rental properties. Work requires contact with the public. Performs

other duties as assigned.

JOB DUTIES and RESPONSIBILITIES:

· Fills vacant units in assigned housing development by properly accepting, reviewing and

processing applications for housing and continued occupancy in accordance with HUD and Fair

Housing requirements.

· Assists in the advertising, leasing, and management of Thanksgiving Homes rental properties.

· Maintains unit turnaround time and vacancy standards. Monitors unit turnaround and duration of

vacancies.

· Responsible for integrity and coordination of the application process with prospective tenants. Use

consistent verbal and written communication to provide instructions and feedback to prospective

residents.

· Files paperwork into the appropriate files in a timely manner.

· Plan and conduct monthly/quarterly file reviews to ensure accuracy of data pertinent to program

compliance, Fair Housing Standards and CCHA/Bahia Policies and Procedures.

· Conducts periodic inspections of property grounds to ensure safe and sanitary housing and reports

any unsafe conditions.

· Identify trends in non-compliance and recommend corrective action through changes in policies,

procedures and training

· Prepare and maintain reports, logs, and records related to internal and external reporting

requirements and quality control matters.

· Assists with quality control inspections to monitor the condition of units being made ready, annual

inspections of units, and work performed by maintenance to determine safety, cleanliness, and

sanitary conditions.

· Performs other related duties and responsibilities as assigned.

KNOWLEDGE, SKILLS and ABILITIES:

· Thorough knowledge of general office practices and procedures; spelling, punctuation and

grammar; and working knowledge of public housing.

· Ability to communicate effectively, both orally and in writing, and exercise initiative and

independent judgment.

· Ability to listen effectively and follow instructions.

· Skill in the use of personal computers; the use of word processing and experience using various

software; skilled in typing and telephone etiquette.

· Ability to use various office equipment.

· Ability to maintain positive working relationships and demonstrate good judgment and integrity

with staff, residents and the public.

· Ability to deal effectively with diverse groups and individuals.

· Ability to plan and organize workload.

· Ability to exercise good judgment in appraising situations and making decisions.

· Ability to wear personal protective equipment and comply with safety requirements.

· Ability to maintain confidentiality of necessary information.

· Ability to utilize supplies and equipment properly and without waste.

· Ability to work in a safety conscious manner which insures that safe work practices are used in

order not to pose a risk to self and others.

· Ability to successfully complete related training or classes as assigned by the Housing Authority.

· Complies with company policies and procedures and local, state and government regulations; and

maintains a dependable attendance record.

· Physical Demands: Primarily sedentary in nature, with occasional lifting or moving of small objects

of approximately 10-25 pounds; sitting, standing, walking, talking, bending, stooping, hearing,

fingering and reading.

MINIMUM REQUIREMENTS and PREFERENCES:

· High School graduate or GED equivalent, plus one (1) year of experience in property management,

to include rent collections, interviewing and meeting with residents.

· Must hold a valid Texas Driver License and maintain a satisfactory driver’s record. May operate

Authority vehicle while on Housing Authority business.

· Ability to work hours other than 8-5 in variable weather conditions and overtime as required to

meet Housing Authority goals and objectives.

PREFERRED EXPERIENCE:

· Ability to work independently and produce acceptable volume and quality of work under pressure

to meet specific deadlines.

· Bilingual (Spanish)
