Role Overview

As an Investments Intern at Cortland, you will support our high‑performing Investments team by delivering quantitative analyses, financial models, research, and operational insights that inform decision‑making on multimillion‑dollar real estate transactions. You will manage your own near‑term projects while learning the real‑world dynamics of investment strategy, operations technology, and data-driven performance management.  Your work will contribute directly to deal evaluations, portfolio performance initiatives, process optimizations, and data integrity across Investments systems. Through hands‑on exposure and collaboration with experienced professionals, you’ll strengthen Cortland’s ability to make fast, smart, high‑impact investment decisions.

• Partner with Investment professionals to deepen your understanding of real‑world deal processes and the challenges of high‑pressure, multimillion‑dollar transactions within the multifamily industry
• Support building and refining financial models, quantitative analyses, reports, and presentations to support investment and operations strategy
• Support ongoing automation initiatives by learning how Excel and PowerPoint macros and applications streamline work
• Assist in the development, maintenance, and quality assurance of operational database integrations
• Lead assigned projects from kickoff to presentation, delivering clear insights and recommendations to the team
• Conduct research and recommend process improvements that increase operational efficiency and impact
• Strengthen your understanding of Cortland’s operations by connecting with teams across Supply Chain, Architecture & Design, Marketing, Talent, IT, Facilities & Services, Operations, and Construction

Qualifications

• Full-time sophomore or junior college student enrolled in a quantitative or financial discipline with a 3.5 GPA or higher
• Demonstrated interest in a property management career
• Strong communication, quantitative, analytical, and problem-solving skills
• Strong work ethic and a positive, can-do attitude
• High proficiency with Microsoft Excel, PowerPoint, and Word
