Job Description

Summary: Plans, directs, and coordinates the leasing and governance activities of residential apartment properties by performing the following duties.   

Duties and Responsibilities include the following.  Other duties may be assigned. 

  1. Manages and over sees operations, maintenance, administration, and improvement of residential properties.* 

  2. Maintains occupancy and delinquency percentages. *



  1. Directs collection of monthly rental fees.* 

  1. Acts as liaisons between on-site managers or tenants and owners.* 

  1. Meets with prospective tenants to show properties and explain terms of occupancy..* 

  1. Markets vacant space to prospective tenants.* 

  1. Prepares detailed budgets and financial reports for properties.* 

  1. Directs and coordinates the activities of staff and contract personnel and evaluates their performance.* 

  1. Meets with clients to negotiate management and service contracts, determine priorities, and discusses the financial and operational status of peroperties.* 

  1. Solicits and analyzes bids from contractors for repairs, renovations, and maintenance.* 

  1. Prepares and administers contracts for provision of property services such as cleaning, maintenance and security services.* 

  1. Investigates complaints, disturbances and violations and resolves problems following management rules and regulations.* 

  1. Reviews rents to ensure that they are in line with rental markets.* 

  1. Informs supervisor of any issues or concerns that may arise.* 

  1. Understands and insures compliance with all governing regulations, codes, and laws as well as other state and local authorities.* 

  1. Administers day to day implementation of a standard operating procedural manual.* 

  1. Performs other duties as assigned. 

Supervisory Responsibilities: 

Directly supervises five employees in the Support Staff Department. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems.

Language Ability:

Ability to add, subtract, multiply, and divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent and to draw and interpret bar graphs. 

Reasoning Ability: 

Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations. 

Computer Skills: 

To perform this job successfully, an individual should have knowledge of Office Suite, and common internet browsers. 

Education/Experience: 

High school diploma or general education degree (GED); or less than one year related experience or training; or equivalent combination of education and experience. 

Certificates and Licenses: 

Valid driver's license
