Job DetailsLevel: EntryJob Location: Central Office - Hayward - Hayward, CA 94541Position Type: InternshipEducation Level: High School Degree or equivalentSalary Range: $21.00 - $21.00 HourlyTravel Percentage: NegligibleJob Shift: DayJob Category: Admin - ClericalWage range: $21.00 per hour POSITION SUMMARY    Eden Housing is seeking a summer Property Accounting Intern to assist in our corporate office on a wide range of administrative tasks and special projects supporting the Accounting Team. The individual will receive general supervision and guidance from more experienced team members.    ESSENTIAL DUTIES AND RESPONSIBILITIES   Service Contract tracking.   Review recurring expenses. Help gather and sort service contracts from properties. Upload/insert pertinent information to Yardi Service Contract module.   Property Audits – loan confirmation.   Compare soft loan information from Lenders. Help identify any discrepancy and work with Accounting Supervisor and Lenders to reconcile principal and interest balances as needed.   California entity maintenance. Attach Eden entities to our FTB account to easily pull-out payment history etc. from the site for each entity.   Federal entity maintenance for LLCs. Assist in applying for FEINs for LLCs   New GAAP lease accounting. Gather lease documents and organize the lease folder in accordance with ASC 842 and may assist in entering leases in the lease software.   Financials. Assist in running quarterly financials for Managing General Partner entities and cleanup of MGPs.   Other accounting tasks as assigned.   Actively participate in our culture of inclusivity.   Must have access to reliable transportation to travel during the business day to Eden properties, training sites and retail stores.    SUPERVISORY RESPONSIBILITIES   This job has no supervisory responsibilities.  QualificationsEDUCATION and/or EXPERIENCE   High School Diploma or equivalent.  Ability to give full attention to the needs of the department and actively look for ways to assist.  Desire and ability to learn new skills.    PREFERRED SKILLS and/or ABILITIES   PC literate. Knowledge of basic computer Internet use and applications, (i.e. MS Word, Excel, Access, Outlook).   Good communication (verbal and written), decision-making and evaluation skills.   Experience working with diverse groups.   Must be able to maintain confidentiality.     LANGUAGE, MATH & REASONING SKILLS   Ability to read and comprehend written instructions, short correspondence, and memos. Ability to write simple correspondence. Ability to effectively present information in one-on-one situations to customers, clients, and other employees of the organization. Ability to add and subtract two-digit numbers and to multiply and divide with 10's and 100's. Ability to perform these operations using units of American money and weight measurement, volume, and distance. Ability to calculate figures and amounts such as discounts, interest, commissions, proportions, percentages, area, circumference, and volume.  Ability to apply concepts of basic algebra and geometry.  Ability to apply common sense understanding to carry out instructions furnished in written, oral, or diagram form. Ability to deal with problems involving several concrete variables in standardized situations.     PHYSICAL DEMANDS    The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
