Job Description:
SimpleCITI is hiring a Real Estate Underwriting Intern to support acquisitions and investment decisions across our portfolio. The role will be primarily focused on industrial and multifamily real estate, evaluating a steady flow of off-market and marketed opportunities that align with our buy box. The ideal candidate is analytical, fast-moving, and confident underwriting CRE assets.
Core Responsibilities:
• Underwrite industrial and multifamily real estate deals using Excel and internal tools
• Analyze rent rolls, lease terms, expenses, and market comps
• Evaluate off-market and brokered opportunities for acquisition fit
• Summarize key deal assumptions and risks for internal review
• Maintain an organized and up-to-date underwriting pipeline
• 2+ years of experience in real estate underwriting or acquisitions
• Strong financial modeling and Excel skills
• Understanding of industrial lease structures, NOI, cap rates, and valuation
• Detail-oriented, efficient, and responsive to high-volume deal flow
Bonus:
• Familiarity with Claude in Excel
• Familiarity with CoStar, Yardi, or RealNex
• Exposure to off-market deal sourcing or industrial brokerage
