What you’ll be doing: The Maintenance Technician II insures that buildings and equipment are maintained in a safe, clean and orderly condition in accordance with health and fire regulations; maintains maintenance records; monitors maintenance schedules to assure tasks are performed in a timely and correct manner; supports building operation and assigned projects as directed by leadership. What you’ll be responsible for: Complies with all applicable codes, regulations, governmental agency and Company directives related to building operations and work safety. Completes all assigned safety training and classes Develop and maintain good business relationships with all tenants. Understand and utilizes punctuality to satisfy team and tenant needs. Utilizes time recording program efficiently. Develop reliable tenant points of contacts. Understand tenant needs so we can provide a more productive service. Keep work area and appearance clean at all times. Inspects and maintains building systems including but not limited to the following: lighting repairs; door hardware; lock repairs; restroom repairs; fire life safety; fire suppression; HVAC maintenance support; ensure operation of equipment are within their designed capabilities and achieves environmental conditions prescribed by client. Developed a strong understanding in: General Mechanical Systems Water chemistry General Electrical Systems General Plumbing Systems Fire Suppression Operation Fire Life Safety Indoor Air Quality Performs assigned repair service, emergency situation response/repair and preventive maintenance. Completes maintenance and repair records in their entirety as required. Understands emergency procedures Utilize proper tools as their designed Utilize calibrated instruments and tools required for job responsibilities Works safely and unsupervised Utilizes LOTO ( Lock Out Tag Out) procedures Utilizes Scope of Works Develop detailed scopes of work (SOW) for leadership review and approval. Interpret SOW and execute them effectively Utilizes Access Authorizations and SharePoint effectively. Utilizes Computerized Maintenance Management Systems (CMMS) system effectively Review assigned work orders. Estimates time and materials needed to complete repair. Order necessary materials and supplies to complete all tasks. Utilizes building CMMS system Utilize purchase order programs Ability to complete the process from creation, edits to closing of purchase order Utilize building accounting variance Ability to read and edit the spreadsheet Utilize assigned budgets Ability to provide sound judgement and potential savings Ability to code and process invoices if required by Building Chief Create and maintain minimum level inventory control Utilize company vehicles as needed Understand and use of energy management program(s). Continue to increase knowledge base and the ability to operate other Galleria buildings systems effectively: fire control; main plant; mechanical rooms; plumbing systems; emergency power; and fire suppression Performs welding, carpentry, furniture assembly and locksmith tasks as needed. Responds quickly to emergency situations, summoning additional assistance as needed. Assist Chief Engineer in creating and overseeing the budget for building operation and capital projects. Performs other duties as assigned. What we need from you: High school diploma or GED and 1-2 years of relevant experience or equivalent combination of education and experience required. Currently enrolled or planning to enroll in a technical college or program for any building specific trade. Must be willing to take calls and report to work at any hour of the day or night. Proficiency in computer operations with thorough knowledge of Microsoft suite. Exposure to large HVAC commercial equipment preferred. Ability to diagnose and understand chilled and condensing water loop operation. Understanding electronic energy management and temperature control systems. Experience operating BAS controls. Ability to read, analyze, and interpret professional journals, technical procedures, and governmental regulations. Ability to effectively communicate with and present information to all employees, tenants, contractors, vendors, partners, and other divisions. Ability to work with mathematical concepts such as addition, subtraction, multiplication, division, fractions, percentages, ratios, and proportions. Ability to interpret technical instructions in mathematical or diagram form and deal with several abstract and concrete variables. Valid driver’s license required to operate company and/or private vehicle to pick up supplies/parts and/or travel to other Childress Klein locations or meeting locations. Reliable transportation is required.
