Job Description
📍 Seattle, WA | 🕒 Full-time | 💸 $24 / hour
The Porter and Groundskeeper plays a vital role in maintaining the overall cleanliness, curb appeal, and functionality of multiple apartment communities within the portfolio. This position supports the on-site teams by ensuring all exterior areas, common spaces, and amenities are well-kept, safe, and inviting for residents and prospects.
The ideal candidate is dependable, detail-oriented, and takes pride in maintaining high community standards while efficiently managing time across multiple sites.
Grounds & Common Area MaintenanceÂ
Maintain all exterior areas including sidewalks, parking lots, trash enclosures, mailrooms, and landscaped spaces.Â
Pick up and properly dispose of debris, litter, and pet waste daily.Â
Sweep and blow leaves, dirt, and debris from walkways, stairwells, and breezeways.Â
Empty trash receptacles and replace liners as needed.Â
Clean and maintain community amenities such as courtyards, BBQ areas, bike racks, and laundry rooms.
Building AppearanceÂ
Maintain clean and orderly common areas, lobbies, and hallways.Â
Power wash entryways, patios, and other exterior surfaces as directed.Â
Spot-clean walls, doors, windows, and light fixtures.Â
Report any graffiti, vandalism, or safety hazards immediately to management.
Support to Maintenance & OperationsÂ
Assist maintenance technicians with light tasks such as cleaning vacated units, hauling materials, or moving equipment.Â
Perform routine inspections and report property needs (lighting outages, leaks, irrigation issues, etc.).Â
Ensure tools, supplies, and equipment are properly maintained and stored.Â
Assist during turnovers or community projects as directed by the manager.
Cross-Site CoordinationÂ
Follow assigned site rotation and schedule across multiple communities.Â
Maintain consistent communication with site teams and Regional/Property Manager regarding completed work and site conditions.Â
Represent the company professionally while working at any community.
1–2 years of experience in janitorial, custodial, landscaping, or property maintenance preferred.
Valid driver’s license and reliable transportation required.
Ability to lift 50 lbs., climb stairs, and work outdoors in varying weather conditions.
Strong attention to detail and time management skills.
Professional appearance and positive attitude.
