This program is offered at no cost to residents of Royal American Management communities in good standing with their rental agreement. The Rising Apartment Management (RAMP) Program is a 210-hour intensive property management training program complete with business soft skills, diversity training, mentoring, job shadowing, internship, and management training. This education and internship multiphase program is hosted by the Training Department and the Diversity, Equity, and Inclusion Committee exclusively for residents at our communities. At the beginning of phase one, you will be assigned a mentor from our Diversity, Equity, and Inclusion Committee. This person will be supporting you throughout the entire program. They will check in with you regularly to provide support and answer any questions you may have. The first two phases of the program are self-guided online learning within a generous time frame. You will be given access to complete your coursework through our Learning Management System (LMS) known as Grace Hill. The third phase of the program will include job shadowing and a paid internship. You will be assigned to a Royal American Management community to complete your job shadow hours. Upon completion of your job shadow hours, you will then apply for our internship as a part-time temporary employee of Royal American Management. You will also complete your internship at an RA community. The fourth and final phase of the program consists of a three day in-person management training program as well as diversity training with an instructor at our training facility. Management training will include the following modules: operations procedures, customer service, risk management, fair housing, cyber security, human resources, hiring best practices, and maintenance and safety. Diversity training will include both instructor-led training and online courses. This portion of the program will include activities and open discussion. Active participation in class is required. A Certificate of Completion will be presented for completing each phase of the program. Upon completion of the program, you will receive your final certificate during the graduation ceremony hosted by Royal American Management. At this point, you will be eligible to apply for any available position within RAM companywide.QualificationsUnder supervision of the Community Manager, the Intern will obtain knowledge for maximizing occupancy by generating traffic, scheduling appointments, securing rentals, promoting resident retention, and providing or coordinating exceptional customer service. The incumbent is expected to have excellent attendance and communication skills, possess the ability to build lasting business relationships, and exhibit professionalism. Essential Job Duties and Responsibilities: Assist in leasing apartments, maintaining list of available apartments, responding to telephone inquiries, qualifying prospects, showing apartments, preparing all move-in paperwork, and accurately inputting traffic numbers daily Participate in follow-up with prospective residents; through telephone call within 24 hours, follow up card within 48 hours and repetition of same, if necessary Assist with inspecting the apartment with the new resident, filling out move in inspections forms, reviewing all leasing paperwork and property rules, and delivering notices Obtain knowledge in the management level of renewals, tracking lease expirations, recording notices to vacate and interviewing residents for reason, preparing lease expiration letters and renewal leases Participate in collecting, processing, and reporting receipt of application fees, security deposits, rents, and other fees Assist in accurately entering all prospect and resident data in OneSite Filing and organizing resident files Obtain knowledge to comply with all Fair Housing regulations, Tax Compliance regulations, and other laws as they relate to property specific guidelines and occupancy standards Enter work orders in OneSite Perform other duties as assigned Knowledge, Skills and Abilities (KSAs): Clearly communicate verbally, in writing and ability to read in English Knowledge of Word, Outlook, and Excel software Knowledge of personal computers, internet applications, accounting and property management software, printers, telephones, fax machine, and photocopier Read, understand and follow instructions contained in handwritten/printed work orders, provide handwritten/typed responses to same, and complete handwritten/typed reports in accordance with company procedures Read and understand various manuals, instructions and other printed materials, such as regulation manuals, procedures manuals, warning labels and directional labeling on materials needed to perform various tasks Professional Expectations: Be professional at all times through quality of work, punctuality, attendance, and attitude Be dependable, make good judgement, and organized Display the initiative and ability to learn knowledge in the field Maintain a good working relationship with peers and demonstrate leadership qualities Education and Experience: Completion of RAMP Phases I and 2 Physical Demands: Requires use of telephones and computer Must be able to climb stairs Must be able to walk apartments and grounds, including steps Occasionally requires lifting 20 pounds or less
